Boulder development firm planning mixed-use project near Lafayette municipal building

LAFAYETTE — Boulder-based Rubicon Development LLC wants to build a complex of mixed-use buildings on 10 acres of vacant land in Lafayette next to the city’s municipal building.

The Lafayette City Center would consist of approximately 200 multifamily units and 18,800 square feet of commercial space.

The city’s planning commission has recommended approving the project, and the city council vote on the project is scheduled for Oct. 6.

The project covers two distinct parcels. One includes seven acres south of City Center Circle and north of the city’s municipal building at the northeast corner of South Public and South Boulder roads. The other parcel is a three-acre tract east of City Center Circle and north of South Boulder Road.

According to sketch plans submitted to the city, the seven-acre site would consist of four buildings varying in height of three and four stories with 136 units, said Michael Bosma with Rubicon. They would be a mix of 90 percent residential and 10 percent commercial uses.

On the three acres east of City Center Circle, there would be four, three-story apartment buildings with a total of 60 units, plus 12 town homes.

Plans for the project include a pocket park, clubhouse, outdoor pool, community garden, outdoor patios and approximately three acres of open area. The commercial portion would consist of neighborhood-scale restaurants and retail.

Rubicon’s Robert Haas said once the project is approved, construction could begin in about a year.

Bosma said the Rubicon team has been working on this project for about two years. It purchased the three-acre parcel in 2013 and the seven-acre parcel that is next to the municipal building in 2014. The team has been before the planning board twice, and has been granted a height exception of about 10 feet in certain areas, he said.

Bosma said the project meets several goals of Lafayette’s vision for downtown including density, in-fill and close proximity to transportation hubs.

Denver-based The Mulhern Group Ltd. is handling architecture and master planning, Louisville-based Studio Terra is the landscape designer and Northern Engineering in Fort Collins is handling the civil engineering for the project.

A larger residential project is underway in Lafayette. Meritage Homes has broken ground for Trails at Coal Creek, a 317-home subdivision that will have homes on the north and south sides of Coal Creek west of U.S. Highway 287 and South Public Road.
