3 Seeds development in Fort Collins to combine housing, urban ag
FORT COLLINS — A trio of developers are planning to build a neighborhood in northwest Fort Collins that would combine residential housing and urban agriculture in a farm-like atmosphere.
Kevin Dewlen, Jake Tornatzky and Douglas Bennett, all of Fort Collins, have submitted conceptual plans to the city’s planning department for the project called 3 Seeds, being developed through their entity 3 Seeds LLC that was formed in April, according to the Secretary of State’s office.
The project would be built on 20 acres of primarily vacant land at the west end of Orchard Place and West Plum Street, and north of W. Elizabeth Street, including land that has been home to Happy Heart Farm, according to documents.

In 2018, Platte River’s Board of Directors passed a Resource Diversification Policy, setting a new course for how Platte River provides energy.
Plans include 88 lots for residential development, open space, a community center, two greenhouses and 3.5 acres of community agriculture space. There would be 51 lots for single-family homes, 22 lots for duplexes and 15 lots for townhomes.
Tornatzky said 3 Seeds LLC is negotiating to purchase the land that is divided into roughly three equal-size parcels, with couples Billy and Anita Roberts, Tad and Deborah Couture, and Dennis and Bailey Stenson, each owning a parcel, according to Larimer County records. The Stensons have operated Happy Heart Farm, a community farm, on their land for about 30 years. A portion of the existing farm will be retained, managed by a separate entity, and continue to act as a community supported farm, according to documents submitted to the city.
A home built in 1909 at the south end of the property that fronts W. Elizabeth Street will remain and be buffered by an agriculture area.
