Group of physicians buys 3-story office building in Boulder

BOULDER – W.W. Reynolds Cos. Inc. has sold its one-year-old building at 4740 Pearl Parkway to a group of 13 physicians for $20.7 million, according to public records.

Using the entity Reynolds Exchange LLC, the developer sold the building to BoulderCentre Real Estate LLC, registered to Dr. James Rector, a principal of BoulderCentre for Orthopedics that had been leasing the second floor of the three-story, 61,597-square-foot building.

BoulderCentre of Orthopedic’s chief executive, Cathy Higgins, said the company’s 13 physicians bought the building and will serve as landlords to other tenants in the building that is fully occupied.

In addition to 22,000 square feet on the second floor, the orthopedic center uses 2,600 square feet on the first floor for its MRI (magnetic resonance imaging) services. The Boulder Surgery Center occupies about 15,000 square feet on the first floor, along with Spruce Confections. Security intelligence firm LogRhythm Inc. leases the third floor.
