Developer wants land in Larimer County annexed for mixed-use project

FORT COLLINS — An unidentified developer has submitted conceptual plans to build commercial space and housing at the northeast corner of Trilby and Timberline roads in Larimer County.

The developer is requesting the 14-acre parcel at 1900 E. Trilby Road be annexed into the city of Fort Collins, according to city planning documents.

Craig Russell, a principal with Russell + Mills Studios in Fort Collins, is representing the developer, according to city documents.

The proposal, which will be reviewed  Feb. 27 by city planners, shows 24,578 square feet of commercial space in five buildings. The remainder of the property would be developed as 75 units of housing consisting of six duplexes, four four-plex and two six-plex town homes, and 27 single-family detached homes.

The site is buffered from adjacent Timberline Road through commercial development and open space and a detention pond along Trilby Road. Access is planned along Timberline Road with a right in/right out access along Trilby Road.

The 14-acre site is owned by Susan Levin of Davies, Fla., and it has one house, barns, stables and a horse arena, according to Larimer County public records.
