NoCo condos for Wyo buyers

WELLINGTON – Realtors in Fort Collins and Cheyenne are so convinced that Interstate 25 is the Main Street of the Front Range that they are co-marketing affordable luxury resort condominiums in Wellington.

Wellington Village, which will have 15 buildings at buildout, started construction a year ago and has three buildings completed with a fourth under way. Each building has 12 units, and nine have been sold, including two to Wyoming buyers.

Wellington Village is similar to Greeley’s 180-unit WestFork Village, which sold out in slightly more than 24 months, according to Rehmer, who was its development manager.

The new Wellington development offers three basic floor plans, ranging from 1,110 square feet to 1,345 square feet. Each unit has a gas fireplace, large kitchen and dining area, two bathrooms, a patio or courtyard, and a built-in garage.

Prices range from $147,900 to $173,900. Owners pay an additional fee for the Wellington Village Owners Association, which includes water and sewer service, landscaping and outside maintenance, trash and snow removal and clubhouse services. Estimated association dues are $120 a month.

The developers include Rehmer, Brian Boos of Executive Homes and Shelley Lamas of Da Vinci Homes, all partners in Meadow Village LLC, which also is developing single-family homes on land adjacent to Wellington Village.

The seller of the land, Geoff Smith, offered a significant sales discount to keep the project affordable, and Meadow Village and the Town of Wellington are partnering in developing 10-acres of town parkland as open space irrigated by non-potable water.
